Peregrine House perfectly illustrates our ability to add value through a proactive approach to asset management. We gained vacant possession of this office building in 2016, and immediately set about a full refurbishment. Our detailed analysis of perspective returns revealed that this could be a highly profitable exercise for our client.

The building has since been refurbished to a Grade A specification, offering premium office accommodation within the town centre. A stylish refit included all-wooden floors, exposed ceilings, air conditioning and staff showers.

Previously let at below £26 per square feet, rents have been achieved in excess of £45 per square feet on recent lettings demonstrating the high quality of the building, strategic location close to the train station, and strength of the occupier market. This has been a hugely successful initiative for our client delivering strong investment returns.
